Waterproofing & Diagnostics Issues.Moisture Audits (Part 1)
To make a diagnosis on the problems of waterproofing of success is pretty grim task.
You need a very strong theoretical background and technique.
In the coming entries we will try to simplify the theoretical part of the equation.
A correct diagnosis of deep knowledge requirements of waterproofing, 4 different factors:
1. General parameters "touch" waterproofing issues.
These parameters can – Among others – include:
1.1 Surface water management
1.2 the management of groundwater
1.3 Types of soil
1.4 Construction types of materials
1.5 Building orientation
1.6 Hydrogeology profile space adjacent land
1.7 The use of the building
1.8 Climatological considerations
1.9 The differences in indoor and outdoor temperatures and humidity ratio.
1.10 Size, type and proximity of the existing flora, etc.
2. Moisture sources
The sources of moisture can be:
2.1 Sources of precipitation
2.2 The new buildings of moisture
2.3 pipe leaks
Internal 2.4 (lifestyle) of moisture
2,5 The water vapor transported through diffusion, wind or stack effect, above or below ground.
2.6 The water used for cleaning of the reasons
2.7 Groundwater seeps inside through discontinuities on or through capillary absorption.
3. Of moisture transport mechanisms
We have spoken at length in previous entries in this guide waterproofing. Under this label you can find:
- Massive losses through discontinuities
- The diffusion of steam
- The effect of wind
- Effect of the pile
- Capillary suction or absorption.
4. Symptoms Moisture
Examples:

a) management of surface water
Ineffective management Surface water is a typical cause of many problems of waterproofing on the exterior of the building as a whole and especially in basements.
On the contrary, very often you can solve problems of common waterproofing just addressing drainage issues.
Always check:
– If the land slopes away neighbors of the foundation. A downward gradient of at least 5% is advised.
– If the fill is well compacted.
– If there is any difference between the ground and the building envelope.
– If there are any missing, defects eavestroughs obstructed or downspouts.
– If the downspouts are welcome extenders or pads.
The lack of a tube down is preferable that the discharge of a large amount of rainwater runoff along the walls of the basement.
– If the French drains are working properly or are out of order.
